I would like to briefly introduce myself to you. I am John Gunter, the President and primary REALTOR® associated with Seattle Luxury. Luxury Real Estate is my passion.

I enjoy every aspect of it luxury real estate because I share something in common with almost all luxury home owners, builders, architects and buyers... they are artists in their own right... and I consider my profession an art rather than a job.

On this page you will find pictures all over Western Washington. When it comes to luxury in the region, I've been fortunate to travel the Pacific Northwest assisting buyers in finding the right property.

I've chosen a model that allows me to NOT focus on a particular community, but on luxury itself because with many luxury buyers, proximity to a particular area becomes less important as more and more CEO's, executives, managers and leaders have flexible hours.

And if you are fortunate enough to have retired in wealth, we look into options of land with potential helicoptor landings or airstrips, making remote and private living that much more feasible for you.

Over the years, I've been fortunate enough to have travelled with clients and searched for luxury properties from British Columbia to Southern Oregon. I am happy to assist you if you have similar unique searches.

While most of my clientele searches in Seattle Proper, Bellevue, Mercer Island, Bainbridge Island, Woodinville, Redmond, Kirkland, Issaquah, and other parts of Seattle's Eastside.

However, I've also enjoyed taking clients to more remote locations like the sun belt of Sequim, Port Tonwsend, the Kitsap Peninsula, Samish Island, Vancouver, Ocean Shores, the San Juans, Whidbey Island and Lake Chelan as well.

I have also worked with clients in luxury pockets like Blakely Woods, Lake of the Woods, Snoqualmie Ridge, Windsor, Broadmoore, Queen Anne, Magnolia, and Alki to name just a few. Why is this non-objective representation so important? If you aren't sure exactly where you want to live ....... It is imperative that you choose a good, thorough and most importantly, honest REALTOR®, especially in the luxury market because the stakes are very high.

A few other things to consider ...
When you consider a luxury REALTOR®, you will notice that most luxury agents happen to specialize in specific "pockets" or neighborhoods, such as Clyde Hill, Mercer Island, Bainbridge Island etc. or perhaps even certain communities like Lakemont, Newport Shores, Sammamish Waterfronts, Windsor etc.

If you ask them about areas outside their expertise, at best they will not have definitive answers to give which leaves you pretty much to doing your own research.

At worst, most luxury agents focus on listing homes, and many times out of obligation to their seller, they will attempt to push or "strongly encourage" you to buy one of the homes they are listing. In the luxury market, this could happen in a very subtle manner.

For example, many listing agents have luxury teams, some of whom represent buyers who show up at open houses. Though the agent claims to be working with buyers, it was the listing agent who allowed them to conduct the open house.

This can and likely will create a slanted "push" toward a particular home or community as this agent is primarily focussed on the listing agents properties.

While this type of setup is great for the agent's seller, it isn't necessarily good for you and at the very least, unless their listed home is truly your dream home, you could wind up with limited options presented to you or left to research through the MLS on your own.

In addition, you should also be careful in this circumstance because ultimately, they are not representing your best interest, but their seller, and they will likely answer to sellers as to why they didn't promote their home to you. In addition, they may also seek to collect a dual commission on the transaction in which case they would attempt to be a "dual agent", so impure motivation might keep you from seeing all of your options when you go through a listing agent as a buyer.

Whether or not you choose me as your personal luxury representative, whatever you do, make certain you are properly represented. After you've begun your direction, there comes a point in the process when it is extremely difficult to make changes.. Therefore .... do your best to lay the right foundation and choose wisely.

My personal commitment to you as my buyer..... if you select me to be your luxury REALTOR®, I will never attempt to push upon you anything except good, strong, honest luxury service with solid information on neighborhoods, a non-pressured tour of homes, options beyond our local MLS if necessary, and strong negotiations on your behalf when you've made your final decision.

if you are looking in the general Seattle region....... you need a good "general" agent who understands the entire Seattle and Western Washington area. There are many factors to consider such as: weather pockets, traffic, schools, proximities and travel times, ferry service, neighborhood covenants and building codes where applicable. As stated above, it would be an honor to help you work through the many issues you may have. Your next real estate transaction could be simple or complex... I am comfortable working with either.

I've been privileged to take clients through specialized non-listed estate purchases, multiple inspections, trust purchases, strange and out of the ordinary contingencies and negotiations and I work very comfortably with attorneys, private bankers, and third party anonymous transactiions.

On the other side, I can also readily assist a client who wants things easy and non-complex, through a simple transaction single-handedly without any of the above complications.
